Booking Conditions
Now for the less exciting but still important details, our booking conditions. Please read them carefully as by paying the deposit you are agreeing to these terms.
We Emma and Richard Newey as the owners reserve the right to amend Rill House’s details and prices quoted on the internet due to error or omission. Your contract is with us not with Moor to Sea Holidays which is a trading name of Moor to Sea Homes Ltd.
Accessibility Guide
If you have any special requirements or medical needs for either you, or your fellow guests whom you are booking on behalf of that you feel may not have been clarified by the text or photos on our website or our Accessibility Guide, please contact us via the contact us section in this website, email slaptonholidaycottage@yahoo.co.uk or call, text or WhatsApp us on 07767 313060 before booking. I have Relay UK installed on that number. Do let us know if there is anything we can do to aid communication
We will be able to answer any questions and help you establish if Rill House is suitable for your group. We will try to make any reasonable adjustments we can but it may not be possible to accommodate all your requests/requirements. In those cases, it is your decision if you feel Rill House is suitable and wish to book. We will not be held liable if you discover on arrival that the house is not suitable for your needs.
Deposit
To secure your holiday dates you must pay a deposit of one-third of your total holiday price or total amount within 6 weeks of the start of your holiday. The booking is confirmed once our Caretakers Moor to Sea Holidays which is a trading name of Moor to Sea Homes Ltd have sent you written booking confirmation. We strongly urge you to ensure you have adequate Travel Insurance as by paying the deposit you agree to pay the full payment for your holiday, damage deposit, and any dog charges.
It is possible to secure bookings by Internet Bank transfer, we do accept cheques but there is a £20 charge for each cheque as it involves a specific long drive to get to a bank and your booking is not confirmed until it has cleared.
Full Payment
The balance of your payment is due 6 weeks before your holiday starts, at which point Moor to Sea Holidays will request full payment of your holiday plus a damage deposit of £200. If the balance is not received by the date due on the booking confirmation, we reserve the right to make Rill House available for re-booking. This does not release you from your obligation to pay the remaining balance.

Security Deposit
At the time the full payment is due a damage deposit of £200 will also be required. You and your fellow guests must keep the property clean and in good order and will be responsible for any damages or breakages. During the period of occupation, you are responsible for the care of Rill House and its contents. It is expected that you treat Rill House with the respect that you treat your own home and leave the house and its fixtures and fittings in a clean and tidy condition, including correct disposal of rubbish/waste for recycling and disposal of dog mess from gardens/grounds.
Following your safe departure, we are allowed up to 1 week to assess the property in order to ascertain whether any damage has been caused. If damage has been found to be caused, over and above what we consider to be classed as ‘general wear and tear’, then Moor to Sea Holidays will contact you, the lead booker with photographic evidence to explain why we are holding some or all the Security Deposit.
This deposit will be refunded to you the week following the holiday, but a deduction will be made for any breakages or damages done to the property or if it is not left in a clean and tidy condition, including correct rubbish/waste disposal, dog mess removal or any untoward expenses. Moor to Sea Holidays Ltd will not act as arbitrators in any dispute between us and you over the security deposit. Such disputes will be settled directly with us, for whose actions Moor to Sea Holidays Ltd cannot accept responsibility. We also reserve the right to request a higher security deposit.
In the event that damage caused during your stay exceeds the security deposit amount, you will be liable for the full cost of repair or replacement, with a detailed breakdown of costs provided.
Cancellation
If we can re-book any cancelled dates we will refund you all monies paid minus a £155 administration fee per week and any financial or other discounts/offers made in order to secure a new booking. We strongly urge you to ensure you have adequate Travel Insurance in place.
Once a booking has been confirmed by Moor to Sea Holidays it can only be changed to different dates by treating the original booking as a cancellation.
We reserve the right to refuse any booking and to cancel any booking already made if the property is unavailable (e.g. through fire, flood, failure of utility services, etc.) for any reason whatsoever subject to a full refund of all monies paid. We are not under any other liability if such a cancellation occurs.
Force Majeure. We cannot accept liability or responsibility for any alterations, delay or cancellation or any other loss or damage caused by war, civil strife, terrorist action, industrial disputes, fire, sickness, bad weather, livestock, epidemics, acts of any government, or public authority, changes imposed by re-scheduling of airlines, ferries or any event outside our control.
Electric Car Charging
We are sure you would not but please do not use the household sockets for that purpose. It is not cost-related we promise but because the regular sockets are not surge-protected you will be held responsible for any damage to the house caused by that activity.
If we become aware you are using a socket in that way you will be asked to detach immediately and will be deemed to be in breach of contract and all guests will be required to leave Rill House immediately with no refund.

Dogs
As dog owners and lovers, we welcome all dogs of all breeds to stay. Our dog charges are £25pw for up to 2 dogs then £25pw per dog for each additional dog up to 5 dogs and no additional charges for any further dogs.
You may only bring any dogs as mentioned on the booking confirmation, they must be over 6 months of age at the time of the holiday, house trained, clean, no bitches in season, up to date with flea prevention treatment, and well-behaved. If you wish them to go on the sofas please bring your own throws. Dogs are welcome to sleep in the bedrooms but not on the beds please if you are using our bedding, if you wish your dogs to sleep on your beds please let us know as we will remove all our bedding from the beds they will be sleeping on, including duvets, and you will need to bring your own.
They are welcome in any room in the house. It is their holiday as well but we ask they are never left unattended at Whitebeam Wood, we do provide details of a dog sitter in our online guide.
Do not wash your dogs in any of the bathrooms, they are for human use only.
Guests are responsible for their dogs’ behaviour and establishing if Whitebeam Wood is suitable for them it is your decision if you feel Whitebeam Wood is suitable and wish to book. We will not be held liable if you discover on arrival that it is not suitable for your needs. You can find full details of the grounds and boundaries in this section of our website
Dog Buggy
Guests have access to a dog buggy, which has an 80kg weight limit. This is absolutely only for the use of dogs, not children. Never leave your dog in it unaccompanied and never leave the dog buggy unattended anywhere, if it is lost or stolen you will be required to pay for a replacement.
Please clean it after use and leave it for our next guest's as you would wish to find it, the outside hose can be used to wash mud or sand off the wheels.
No smoking
We have a no smoking, vaping, or e-cigarette policy prohibiting any such activity within the premises.
Guest conduct, safety, and belongings
Only guests listed on the booking confirmation are allowed to stay at Rill House. No more than 8 people and two babies in Travel cots (provided) may stay unless by prior written agreement from Moor to Sea Holidays. Adults of the party are responsible for the behaviour of children and dogs whilst visiting.
We reserve the right to revoke or refuse prior to, or during the stay, any booking from parties that we consider to be unsuitable for the property. Due respect and consideration for neighbours must be observed at all times. We also reserve the right to request a higher security deposit.
As the Owners of Rill House we are not liable to you the guest or any member of your party, including your dogs for any injury, loss, or damage to your property or person, however, caused. You should ensure that all personal possessions are removed on departure from the property. Our Caretakers Moor to Sea Homes reserve the right to dispose of any personal belongings after your departure day from Rill House without further reference to you.
- We will not permit the installation and use of a hot tub portable, otherwise or similar.
- The launching and landing of drones from anywhere within the curtilage of the property are strictly forbidden.
- The use of any kind of fireworks at any time of year anywhere within the curtilage of the property is strictly forbidden.
Arrival and Departure times
Rill House is available for occupation from 4pm on the first day of your holiday and must be vacated by 10am on the last day to let the team get the house ready for the next guests.
Babies
We provide two travel cots, two high chairs, and a stair gate. (No cot linen/bedding/mattress is provided)
Utility providers
We cannot be held responsible for any 3rd party breakdowns, malfunctions or cuts of utility services such as electricity, gas, water supplies, sewage disposal although every attempt will be made to remedy a problem where possible should it occur but no refund or relocation will be considered for interruptions
In the case of television and telecommunications (mobile reception, Wi-Fi/broadband, telephone, etc.) we cannot be held responsible for the services to Rill House. We expect these services to be operating as normal for all guests’ enjoyment but these can be subject to interruptions in rural areas. Every line of inquiry will be made with the provider in an effort to resume service but no refund or relocation will be considered for interruptions to telecommunications or television.
Third Party Providers for example but not limited to Private Chefs and dog sitters (updated 25/4/23)
We, Emma and Richard Newey as the owners are not liable for any accident or injury occurring at the premises save where the accident or injury is as a result of the negligence or wilful misconduct of the owner.
You our guests should not engage any third party to provide any service at the property without the consent of us the owner (and where relevant the owner’s insurers) and in making a request for consent, the guest should provide written details of the service provider (and any information
requested by the owner’s insurers) and the service to be provided and that consent will only be given where the third party supplier has an appropriate insurance cover and has provided information relating to the insurance that is required.
We as the owners will not accept liability for the activities of third party suppliers even in cases where we have made a suggestion or recommendation of a particular third party supplier, that will be based on the genuine belief and experience of the owner / or feedback received by the owner from other guests / contacts, and the owner shall not be liable for the failure of a particular service provider to properly perform the
relevant services, this being a matter between the guest and the relevant third party service provider.
